Customer is a landlord who I've helped for about 4 years. He said one of their tenants reported their Alpha Intec 28X boiler wasn't working and asked if could I attend ASAP. Was no further information.

Fault Code: None

Diagnosis/Notes:
When we attended the property to investigate a completely unresponsive Alpha Intec 28x combi boiler., upon removing the main boiler casing, the severity of the issue became immediately apparent: the entire internal chamber was heavily flooded with water and rusty sludge from inside the radiators.

Tracing the fault revealed that the central heating filling loop had been inadvertently left in the open position by the tenant. This continuous influx of mains water forced the boiler to run at a constant 3 bar of pressure. Over time, this sustained maximum pressure caused the return manifold to critically fail and breach.

Once the manifold gave way, water cascaded directly onto the boiler's internal electrical components, leading to a catastrophic system failure. Our damage assessment highlighted the following:

- Submerged Components: Both the primary circulation pump and the internal sensors were sitting in pooled water.

- PCB Failure: The Printed Circuit Board (PCB) had shorted and blown completely due to the severe moisture exposure.

- Corrosion Risk: Even if the unit was dried out, the residual water damage posed a high risk of secondary faults developing shortly after.

Given this specific Alpha Intec model was over ten years old, the path to a safe, reliable repair was unviable. Sourcing a new PCB, pump, return manifold, and various sensors - coupled with the extensive labour required to strip, dry, rebuild, and test the unit . The total cost would have easily exceeded £700.

While technically almost anything can be repaired, an ageing, water-damaged boiler isn't a classic 1960s Aston Martin DB4; it’s a depreciating asset that needs to provide reliable heat without becoming a financial black hole. Investing heavily into a decade-old appliance usually results in diminishing returns and further unexpected breakdowns down the line.

After discussing the diagnostic findings and the financial realities with the landlord, we mutually agreed to class the boiler as Beyond Economical Repair. Opting for long-term peace of mind and reliability, the landlord chose to upgrade the system entirely.

We removed the ruined Alpha unit and installed a brand-new Ideal Esprit 24kW combi boiler. To protect this new investment and ensure maximum efficiency, the installation package included:

- Magnetic System Filter: To capture circulating magnetite (iron oxide) sludge and debris.

- Shock Arrestor: To prevent water hammer and unnecessary wear on the system.

- Inline Scale Reducer: To protect the new heat exchanger from hard water degradation.

The total cost for the complete installation came in under £1,500. This provided the landlord with a highly efficient, fully warrantied heating system for only a fraction more than the doomed repair attempt would have cost.

Whilst we couldn't fix this Alpha Intec 28X same day, we did managed to get a new Ideal Esprit boiler installed within 48 hours.
