Gas Safety Certificates
IMPORTANT NOTICE:
The Gas Safe regulations on tightness testing gas installations has changed. The new regulations will effect all gas installations upon inspection, including on gas safety certificates. From the 25th March 2026, the industry is starting a 6 month period grace period before mandating all gas service pipework must conform to 0 mbar tightness test pressure loss.
Replacing gas service pipes buried in floors, walls or ceilings can be a huge undertaking, so we’d recommend landlords plan a period in advance of any deadline. For more information, please read our page covering the forthcoming changes to the tightness testing procedure, visit the Gas Safe website (opens in a new tab), or contact us.
Gas Safety Inspections & CP12s
Whether you’re a landlord needing your annual CP12 certificate or a homeowner pushing through a house sale, missing paperwork shouldn’t hold you up.
At iWarm, we provide fast, fully compliant Gas Safety Certificates across North East Lincolnshire. Because you’re dealing directly with the Gas Safe engineer (Reg: 932713) and not a call centre, we can get you booked in, tested, and certified quickly (often turning the paperwork around the very same day).

Landlord Gas Safety Certificates (CP12)
If you’re renting out a property, an annual landlord gas safety check isn’t optional, it’s the law. We make the CP12 process completely friction-less. We can liaise directly with you, your letting agent, or your tenants to arrange access. We test the meter, pipework, boiler, and any other gas appliances to ensure everything is operating safely and legally. Once complete, you get a digital copy of the certificate within 24hrs for your records.
Homeowner Gas Safety Certificates for House Sales
Selling your property? Your buyer’s conveyancing solicitor will almost certainly ask for a recent gas safety record. Without it, the chain can stall. We provide comprehensive homeowner gas safety certificates, giving your buyers peace of mind and keeping your sale moving. If any minor pipework alterations or repairs are needed to bring the system up to current standards, we can quote and handle that on the spot.
What Forms Part of a Gas Safety Check?
As a landlord or property manager in North East Lincolnshire, ensuring tenant safety isn’t just a moral obligation, it’s a strict legal requirement under the Gas Safety (Installation and Use) Regulations 1998. To maintain compliance, an annual Landlord Gas Safety Record (often referred to as a CP12 certificate) must be issued by a registered engineer.
At iWarm, our Gas Safe registered engineers (Registration No. 932713) carry out rigorous inspections across Grimsby, Immingham, Louth, and the surrounding areas. But what exactly happens when we arrive at your property to carry out the check?
A legal gas safety check is highly meticulous, covering every operational and safety aspect of the gas appliances, pipework, and ventilation systems within the property. Here is a breakdown of what forms part of our comprehensive inspection.
1. Appliance Inspection and Visual Assessment
We begin with a thorough visual and physical inspection of all gas appliances supplied by the landlord; including boilers, gas cookers, hob units, and gas fires. We check the overall stability of the appliances, ensuring they are securely fixed, properly located, and suitable for the specific room they occupy.
2. Tightness Testing and Gas Supply Integrity
Before diving into individual units, we assess the integrity of the property’s entire gas supply system. We conduct a gas tightness test at the meter to verify that there are no insidious leaks hidden within the pipework behind walls or under floorboards.
3. Gas Rating and Operating Pressures
To ensure appliances are burning fuel safely and efficiently, we check the gas rate and operating pressures against the manufacturer’s data plate instructions. If an appliance is over-gassed or under-gassed, it can lead to dangerous operational failures or incomplete combustion.
4. Flue Gas Analysis and Ventilation Checks
A critical element of the inspection involves evaluating how the appliance disposes of waste gases. We conduct a comprehensive Flue Gas Analysis (FGA) on boilers using specialised, calibrated testing equipment to measure the ratio of Carbon Monoxide (CO) to Carbon Dioxide (CO²). Alongside this, we check:
- The continuous integrity of the flue or chimney system.
- That terminal locations are clear of obstructions and appropriately guarded.
- That adequate ventilation and fresh air supply are available in the room for clean combustion.
5. Safety Device Verification
Modern gas appliances rely on various safety mechanisms to prevent disasters. We test these devices, such as Flame Supervision Devices (FSDs), low-water cut-offs, and high-limit thermostats, to ensure they instantly isolate the gas supply if a fault occurs.
6. Regulatory Compliance and Alarm Testing
We verify that the entire installation complies with current British Standards and Gas Safety Regulations. Additionally, we check the presence, positioning, and functionality of audible Smoke and Carbon Monoxide (CO) alarms within the property, ensuring you meet the latest UK landlord safety legislation.

Frequently Asked Questions
What is the difference between a homeowner gas certificate and a Landlord CP12?
A Landlord Gas Safety Record (CP12) is a legal requirement where we conduct a detailed technical examination of all gas appliances provided by the landlord, alongside visual safety checks of tenant-owned appliances. A homeowner certificate, typically requested during a property sale, involves a comprehensive safety test of every gas appliance present in the home, regardless of ownership.
Do you issue gas safety certificates outside of Grimsby, such as in Louth or Scunthorpe?
Yes, while we are based in Grimsby, our Gas Safe engineers provide safety certificates across the wider North East Lincolnshire area. We frequently travel to Louth, Scunthorpe, Brigg, and surrounding rural villages to assist homeowners and landlords.
Can you provide commercial gas safety certificates for my business premises?
No, iWarm strictly specialises in domestic gas engineering. Our expertise and Gas Safe registration are entirely focused on residential properties, ensuring we provide the highest standard of safety checks for homeowners and private domestic landlords.
How much does a Gas Safety certificate cost in Grimsby?
Our CP12 landlord gas safety certificates for properties in Grimsby start at £55 for 1 appliance. Extra appliances cost £15 per item (e.g. fires, cookers and hobs).

I had a boiler issue, stopped working. He arrived on the same day and ensured that the boiler works while we wait for parts. Kept me updated while parts were coming and asked if the boiler is still working. Always kept the area clean and explained what was the issue. Great job! Definitely recommend.Posted on Google

Fantastic service from Guy, who travelled out to Market Rasen on a Sunday when our boiler stopped working. He was super professional, quick to sort the issue, and great value for money. With kids in the house, getting the heating and hot water back on meant everything, definitely one of those luxuries you take for granted until they’re gone. Really appreciate the effort and would highly recommend.Posted on Google

Guy came to us today which was a wet and cold Sunday afternoon as my Elderly Mother was without heating. After initial contact a time was agreed and Guy arrived on the dot.... He was very good and explained everything he was doing ensuring we understood what was happening. Guy was very clean and there was not a single bit of mess left behind. He made sure we were happy with the work and didnt leave until he was 100% sure the problem was fixed. There was no hard sell with Guy at all he explained a few options for us in the future. Would HIGHLY reccommend Guy and have saved his details for future use. 5☆☆☆☆☆Posted on Google
