Diagnosis/Notes:
During testing, noticed boiler pressure was increasing under load. Central heating system has magnetic system filter attached, so presume it'll be the expansion vessel. Was only booked for CP12 landlord gas safety inspection - but the boiler is at the age where it'd benefit from a strip service and clean. During the process of testing the flame sensing device, I noticed the boiler wasn't resetting via the control panel / the reset button has broken.
Also during inspection, noted the fire and carbon monoxide alarms were missing.
Resolution
- Outcome: Boiler is safe to use. Advised landlord to replace CO & smoke alarms.
- Parts Replaced: None
Additional Comments
This was a nice quick CP12 gas safety certificate.
No major issues, but the boiler is now at the age where preventative action is easier than "the cure" / waiting for it to break. The boiler would benefit from a service.
Customer has asked us to install 10-year lithium smoke alarms in the property.
