Reported/Observed Symptom:
None. Job was a pre-booked annual CP12 landlord gas safety check.
Property has 2 appliances: 1x gas combi boiler and 1x gas hob.

Diagnosis/Notes:
**BOILER:**
Upon arrival boiler pressure was 0.4 bar. Increased pressure to 1 bar.

During testing, pressure quickly went from 1 bar to 1.6 bar, possibly indicating an air lock / circulation issue / expansion vessel loosing charge.

Boiler safety devices tested good. Flue integrity good and sand + cement sealed.

Flue Gas Analysis:
Carbon Monoxide = 95ppm
Carbon Dioxide = 8.6%
Ratio = 0.0011


**KITCHEN HOB**:
The kitchen hob worked fine. Thermocouple tested good. Missing 3x control knobs. Hob is connected to the mains using rigid copper pipe with an isolation valve fitted. Visual check only. Oven is electric.

Resolution

• Outcome: Boiler is safe to use.
• Parts Replaced: None

Additional Comments

The hob was missing 3x control knobs. Whilst it didn't effect the functionality, it does make it more difficult to know whether they're turned on or off.
Boiler looked in good condition. Installed in 2018, so it's now ~8 years old. Would benefit from a complete strip down service and clean. Flue gas analysis all passed fine.
