Reported/Observed Symptom:
Boiler was in reasonable condition for age. Thermostat controller was installed too close to casing, which effected access to control panel. System pressure was increasing from 1 bar to 1.6 bar under load - could possibly indicate expansion vessel is losing charge or blockage on heat exchanger. Flue gas analysis passed. Case seals condition good. Flue integrity good. Boiler does not have a system filter installed.

Diagnosis/Notes:
System would probably benefit from a preventative chemical flush / Magnacleanse. Magnetite (sludgy iron oxide rust from the radiators) can block delicate, small bore pipework inside the boiler - especially as the system does not has a magnetic filter installed. Should the boiler overheat or block due to magnetite, potentially it could require a replacement boiler. Preventative maintenance is generally the cheaper option.

Recommend boiler has a full service, system flush and magnetic system filter installed.

Additional Comments

Called out on a same-day CP12 Landlord Gas Safety Certificate in Dunholme LN2 (near Lincoln.) The existing certificate has expired and the landlord needed a certificate issuing ASAP for administrational reasons. Boiler was a Baxi Duo Tec. Boiler was running OK for certification - but we noticed some "early warning" signs, where preventional maintenance may prevent a boiler becoming "beyond economical repair".

Central heating system pressure was increasing under load - this is a symptom of a blocked heat exchanger, or the expansion vessel loosing their charge. Performing maintenance **now** could prevent the expansion vessel bursting / leaking, it would also help minimise the risk of the heat exchanger becoming completely and irreversibly blocked.

Carbon monoxide alarm tested good, but smoke alarm was missing. Cooker stability chain was missing. Raised the issue with landlord and issued gas safety certificate.
