Flue Gas Analyser Only vs. Proper Service: What an Actual Boiler Strip-Down Looks Like
If you have ever booked a boiler service in Grimsby, watched someone walk in, clip a handheld analyser into the flue terminal or test point, drink a cup of tea, and hand you a £50 invoice 12 minutes later, you haven’t had a boiler service. You have had an expensive combustion check.
The market is flooded with ultra-cheap £40 to £60 “services.” Homeowners naturally wonder why one company charges £50 while another charges £100 or more. The difference isn’t arbitrary markup. It comes down to whether an engineer is merely checking that the boiler is burning safely right this second, or stripping it down to prevent catastrophic component failures six months down the line.
The FGA Trap: Why a “Pass” Doesn’t Mean Your Boiler Is Healthy
A Flue Gas Analyser (FGA) is an indispensable diagnostic tool, but relying solely on its printout to declare a boiler “serviced” is dangerous.
The analyser measures ratio metrics like CO, CO2, and ratio percentages at a single moment under specific firing conditions. It cannot see inside the combustion chamber.
- Clean readings can hide aluminium oxide buildup: On cast aluminium heat exchangers, combustion ratios can sit within manufacturer tolerance right up until waterways choke, heat transfer collapses, or the main casting cracks.
- The probe cannot check mechanical wear: It won’t tell you if the auto air vent has been leaking acidic condensate over the wiring harness, if the casing seal is deteriorating, or if the primary pump is struggling against system resistance.
- It ignores the hydraulic circuit completely: A boiler can show immaculate combustion numbers while running on zero expansion volume, primed to blow its pressure relief valve the first cold night the heating runs hard.
An engineer performing a FGA confirms combustion safety at the end of a job; it is not the job itself.
Gas Safety Check vs. Full Boiler Service: What’s the Difference?
Much of the confusion around pricing stems from blending a basic tenancy safety inspection with a mechanical service.
| Checklist Item | Landlord Gas Safety Check (CP12) | 15-Minute “Quick Check” | Full Strip-Down Service |
|---|---|---|---|
| Flue Integrity & Combustion Test (FGA) | Yes | Yes | Yes |
| Gas Rate & Working Pressure Check | Yes | Rarely checked | Yes |
| Safety Device Operation Verification | Yes | Basic visual | Yes |
| Expansion Vessel Recharging | No | Skipped | Yes (hydraulic pressure dropped) |
| Combustion Chamber Strip & Clean | No | Skipped | Yes (per manufacturer MI) |
| Condensate Trap Dropped & Flushed | No | Glanced at | Yes (flushed and primed) |
| Burner Gasket & Seals Inspected/Replaced | No | No | Yes |
| Magnetic System Filter Servicing | No | Skipped | Yes |
A CP12 or basic safety inspection simply confirms the appliance is not actively trying to poison or blow up the household. A proper service keeps the machine running reliably for the next decade.
The Strip-Down Checklist: What Real Servicing Involves
When an engineer carries out an in-depth service aligned with manufacturer instructions, the casing comes off, tools come out, and the core components receive hands-on maintenance.
1. Burner and Heat Exchanger Overhaul
The combustion door is opened to inspect the burner face and the heat exchanger pathways.
- On stainless steel radial heat exchangers, coils are cleaned of carbon deposits to maintain flow and heat transfer.
- On cast aluminium designs, combustion deposits and oxides are scraped, brushed, and thoroughly rinsed through to the drain.
- The chamber insulation panels are examined for degradation; cracked or crumbling thermal insulation is flagged before it leads to chamber scorch marks or casing melt.
2. Dropping and Flushing the Condensate Trap
Condensing boilers produce litres of mildly acidic water daily. Over 12 months, loose debris, aluminium oxide dust, and sludge collect in the siphon.
- Simply looking at the plastic trap from the outside is useless.
- A real service involves removing the trap completely, dumping the collected sludge, cleaning the float mechanism, flushing it clear with fresh water, and repriming the trap before reinstalling to ensure no flue gases can vent into the room or living space.
- Leaving this dirty is the number one cause of nuisance winter lockouts, such as flame failure or common ignition faults (e.g. Ideal Logic L2 fault code), when temperatures drop and condensation volume peaks.
3. Expansion Vessel Health Check (The Most Skipped Step)
Ask yourself: when was the last time someone dropped the water pressure on your boiler completely before hooking up a tyre gauge?
- The expansion vessel manages water expansion as your central heating heats up. Over time, vessels lose their pre-charge of air or nitrogen.
- If an engineer checks the vessel while the boiler system is under hydraulic pressure, they are measuring water pressure, not the air bladder pressure.
- A proper check requires isolating the boiler, draining the unit’s internal pressure to zero bar, checking the Schrader valve with a gauge, and pumping the vessel back up to its specified charge (typically 0.75 to 1.0 bar).
- Skipping this step is why systems spike up to 3 bar when the heating turns on, dump water out of the copper pipe outside, and then sit at 0 bar the next morning.
4. Burner Door Gasket & Flue Seals
Every time a sealed combustion chamber is opened, the integrity of that seal must be evaluated. Degraded rubber or graphite gaskets must be replaced to prevent hazardous combustion gases from leaking inside the outer white case.
5. Magnetic Filter Clean
A boiler service should look after the water feeding the heat exchanger. If you have an inline magnetic system filter fitted, the service includes isolating it, removing the magnet, flushing out accumulated iron oxide sludge, checking the chemical inhibitor levels, and replacing the O-ring seals.
How Long Should a Boiler Service Take?
A genuine service cannot be performed in 15 minutes.
Isolating the appliance, safely dropping the internal pressure, inspecting and recharging the expansion vessel, stripping the chamber, flushing the siphon, reassembling with fresh seals, running functional checks, and completing a multi-point high/low fire analyser test takes between 45 and 75 minutes depending on the make, model, and system layout.
Anyone in and out of your door in under 20 minutes has completed an inspection, not a service.
The Real Cost of the £50 Quick-Fix
The cheap service isn’t cheap, it is simply deferred maintenance. Skipping the mechanical tasks leads to predictable, costly call-outs:
- Blown PRVs: A flat expansion vessel blows the safety relief valve, requiring both parts and water refills.
- Cold Morning Lockouts: Choked condensate traps back up into the burner, causing immediate ignition lockout.
- Void Warranties: If an internal component fails within its warranty period, manufacturers can and do check the service record. If the MI specifies the burner must be cleaned and the trap cleared, a simple analyser printout stapled to an invoice will not protect your guarantee.

Frequently Asked Questions
Does a standard boiler service include taking the boiler apart?
Yes, a comprehensive boiler service carried out to manufacturer instructions requires taking off the outer casing and opening the combustion chamber. An engineer needs direct access to inspect and clean the burner, brush and flush deposits from the main heat exchanger coils or pins, examine the internal chamber insulation panels, and check that the burner door gaskets and flue seals are completely sound.
Why does my boiler keep losing pressure even though it was recently serviced?
The most common cause is a flat or failing expansion vessel that was skipped during a rushed service. To test and recharge an expansion vessel properly, an engineer must drop the boiler’s internal water pressure to zero before using a gauge on the Schrader valve. If this isn’t done, the un-managed expansion causes system pressure to spike past 3 bar, forcing the pressure relief valve (PRV) to dump water outside and leaving the boiler with low or zero pressure once the system cools down.
Is an annual boiler service legally required for homeowners?
Unlike landlords, who are legally mandated to obtain an annual Gas Safety Certificate (CP12) for their rental properties, private homeowners are not legally required to service their boilers. However, virtually all major boiler manufacturers require documented annual servicing to keep their 5 to 12-year parts and labour warranties valid. More importantly, an annual strip-down service catches dangerous seal degradation, cleans blocked condensate traps, and prevents costly mid-winter breakdowns.

Fantastic service from Guy, who travelled out to Market Rasen on a Sunday when our boiler stopped working. He was super professional, quick to sort the issue, and great value for money. With kids in the house, getting the heating and hot water back on meant everything, definitely one of those luxuries you take for granted until they’re gone. Really appreciate the effort and would highly recommend.Posted on Google

Guy came to us today which was a wet and cold Sunday afternoon as my Elderly Mother was without heating. After initial contact a time was agreed and Guy arrived on the dot.... He was very good and explained everything he was doing ensuring we understood what was happening. Guy was very clean and there was not a single bit of mess left behind. He made sure we were happy with the work and didnt leave until he was 100% sure the problem was fixed. There was no hard sell with Guy at all he explained a few options for us in the future. Would HIGHLY reccommend Guy and have saved his details for future use. 5☆☆☆☆☆Posted on Google
