Our Homeowners Guide to Boiler Repairs & Parts
When a boiler breaks down, the immediate concern for most homeowners in North East Lincolnshire is the cost of the repair. While many components—such as sensors, thermocouples, or seals—are relatively inexpensive to replace, a few “heavy hitters” can make a repair bill rival the cost of a brand-new Boiler Installation.
Knowing what is the most expensive part of a boiler helps you make an informed decision: is it worth fixing your current unit, or is it time to upgrade?
1. The Heat Exchanger: The “Engine Block”
The Heat Exchanger is arguably the most critical and expensive component within any gas boiler. Its job is to transfer heat from the burning gas to the water that circulates through your radiators.
Because it is constantly exposed to intense heat and cold water, it is subject to immense thermal stress. Over time, limescale buildup or sludge can cause it to crack or leak. Replacing a heat exchanger is labour-intensive and the part itself is costly. If yours has failed, we often recommend a Chemical System Flushing or a Magnacleanse System Flushing for the new component to prevent a repeat failure caused by system debris.
You might be curious why is the heat exchanger so expensive? The “HEx” is manufactured from high-grade materials like stainless steel or aluminium and involves complex engineering to ensure efficient heat transfer. The labour required to strip the boiler down to reach it also adds to the total cost.
How do I know if my heat exchanger is broken?
Common signs include water leaking from the bottom of the boiler casing, a persistent “banging” noise (kettling), or the boiler frequently locking out due to overheating.
2. The Printed Circuit Board (PCB): The “Brain”
The PCB is the digital heart of the boiler. It controls everything from the ignition sequence to the modulation of the fan and pump. If the PCB fails, the boiler simply won’t fire.
Modern boilers are increasingly complex, and the software-driven PCBs used by major manufacturers are precision instruments. While the physical installation of a PCB is faster than a heat exchanger, the part cost alone is significant. Common causes of PCB failure include electrical surges or water damage from an internal leak.
Can a faulty PCB be repaired instead of replaced?
In almost all domestic cases, a faulty PCB must be replaced with a new, manufacturer-approved unit. Attempting to solder or repair a PCB is not recommended for safety and reliability reasons and may void your Gas Safe certification.
Is it worth fixing a 12-year-old boiler with a broken PCB?
Generally, if a boiler is over a decade old, the money spent on an expensive part like a PCB is better invested in a new Boiler Installation that offers better fuel efficiency and a fresh 10-year warranty.
3. The Gas Valve and Fan Assembly
While slightly less expensive than the “Big Two” mentioned above, the gas valve and the fan are essential for the combustion process. The fan clears spent flue gases, while the gas valve precisely modulates the fuel flow. If either fails, your boiler will enter a lockout state for safety. During a Boiler Service, our engineers check these components for signs of wear to catch potential issues before they result in a total breakdown.
Repair vs. Replacement: The Tipping Point
If your boiler is over 10 years old and requires a new heat exchanger or PCB, the cost of parts and labor can often exceed 50% of the price of a new, high-efficiency model. As a Gas Safe registered (932713) business, iWarm provides honest assessments for residents across Grimsby, Scunthorpe, and Lincoln. Sometimes, a Boiler Repair is a logical stop-gap; other times, investing in a new installation with a long-term manufacturer warranty is the smarter financial move.
Maintaining your system is the best way to avoid these high-cost failures. Regular Boiler Servicing ensures that your system is clean and operating within the correct parameters, significantly extending the lifespan of these expensive internal components.

I had a boiler issue, stopped working. He arrived on the same day and ensured that the boiler works while we wait for parts. Kept me updated while parts were coming and asked if the boiler is still working. Always kept the area clean and explained what was the issue. Great job! Definitely recommend.Posted on Google

Fantastic service from Guy, who travelled out to Market Rasen on a Sunday when our boiler stopped working. He was super professional, quick to sort the issue, and great value for money. With kids in the house, getting the heating and hot water back on meant everything, definitely one of those luxuries you take for granted until they’re gone. Really appreciate the effort and would highly recommend.Posted on Google

Guy came to us today which was a wet and cold Sunday afternoon as my Elderly Mother was without heating. After initial contact a time was agreed and Guy arrived on the dot.... He was very good and explained everything he was doing ensuring we understood what was happening. Guy was very clean and there was not a single bit of mess left behind. He made sure we were happy with the work and didnt leave until he was 100% sure the problem was fixed. There was no hard sell with Guy at all he explained a few options for us in the future. Would HIGHLY reccommend Guy and have saved his details for future use. 5☆☆☆☆☆Posted on Google
