Blocked Plate Heat Exchanger: Why Your Bath Water is Cold

Blocked Plate Heat Exchanger
If you’ve noticed that your kitchen hot tap works perfectly fine, but your bath tap only produces lukewarm or freezing water, you might assume your boiler is simply undersized. More often than not, the actual culprit is a severely blocked plate heat exchanger inside the boiler itself.
We recently attended a Baxi boiler repair in North East Lincolnshire where the homeowner was experiencing exactly this issue. After running a series of mechanical and electrical diagnostics, we tracked the fault down to a heavily restricted plate-to-plate heat exchanger.
Here is exactly what causes this specific hot water fault, and how we fix it permanently.
The Diagnostic Proof: Flow Rates and Overheating
Modern combi boilers use a component called a plate-to-plate heat exchanger to transfer heat from the internal boiler water to your mains drinking water, giving you hot water at the taps.
When we tested this specific Baxi boiler, the domestic hot water was set to a standard 65°C. However, the moment we opened the bath tap, the internal sensors spiked to 90°C.
Why the difference between the kitchen and the bath?
- The Kitchen Tap: Runs at a lower flow rate. The boiler has enough time to transfer a small amount of heat, masking the underlying issue.
- The Bath Tap: Demands maximum water flow. The boiler ramps up to meet the demand, but because the heat exchanger is blocked, it cannot transfer the heat fast enough. The internal water effectively boils, the sensors detect the massive temperature spike, and the boiler shuts down the burner to protect itself, leaving your bath water freezing cold.
The Culprit: Magnetite Sludge
When we removed the plate-to-plate heat exchanger from the Baxi, the cause of the restriction was immediately obvious.
As you can see in the photo, the internal channels were completely choked with solid lumps of magnetite (rusty iron sludge & flakes) that forms when the inside of your radiators corrodes over time. These chunks were larger than grains of rice, creating a solid physical barrier that stopped the heat transfer dead in its tracks.
The iWarm Solution
This customers repair was passed to us through a national insurance company, which typically has exclusions for these types of faults. To help the customer, we offered to directly take on the job for them and because finances are tight for everyone these days, we offered to try cleaning the part before replacing. Luckily we were able to get the customer’s hot water fully restored within a couple of hours, we didn’t just guess at the fault. We:
- Accurately diagnosed the temperature differential causing the lockout.
- Removed and cleaned the blocked heat exchanger with chemicals.
- Cleared the immediate blockage to restored full hot water flow to the property.
- Tested the boiler with full functionality restored.
Quick Tip for Homeowners & Landlords: We’re not always able to clean every blocked plate heat exchanger and fitting replacements can cost several hundred pounds. This type of severe component failure is completely preventable. It’s the exact reason why installing a high-quality magnetic system filter on your central heating pipework, and keeping up with an annual boiler service, is critical. A filter catches this black iron sludge before it can reach your boiler, destroying expensive internal components.
