Recently, a customer who had just purchased an auction property in the DN31 area of Grimsby called us out. As the weather warmed up in April and May, they noticed a frustrating issue: when they turned their central heating off for the summer, they were left with absolutely no hot water.
We arrived to inspect the property and found an unvented hot water system powered by an older Potterton boiler. While the entire system is showing its age and would likely benefit from being upgraded to a modern combi-boiler in the future, our priority at iWarm is always to find the most cost-effective solution for our customers today. We got straight to work diagnosing the immediate fault.
Finding the Faulty 2-Port Valve
After testing the system, we pinpointed the culprit: a broken Honeywell 2-port valve.
In a central heating setup, a 2-port valve acts like a set of traffic lights. It regulates the flow of hot water, directing it either around your radiators to heat the house, or to your hot water cylinder for your taps and showers.
These valves also serve a crucial safety function. Before the boiler is allowed to fire up and burn gas, it needs confirmation that the water actually has somewhere to go. If the boiler fires while the system is closed off, the heat and pressure can’t dissipate, which can severely damage your pipework and boiler components.
To prevent this, the 2-port valve contains a tiny electrical micro-switch. When the valve successfully opens, this switch connects (much like pressing a doorbell) and sends an electrical “all clear” signal back to the boiler, letting it know it is safe to fire. In this customer’s case, that switch had failed.
How iWarm Tests and Repairs
We don’t just guess when it comes to replacing parts. To confirm the micro-switch was dead, we used a multi-meter to perform an electrical continuity test. By manually pressing the micro-switch and observing the multi-meter readings, we could clearly see that the switch was no longer completing the circuit. The boiler was never getting the signal to fire for hot water.
We supplied and installed a replacement Honeywell 2-port valve in Grimsby for the customer, fully restoring their hot water supply without the need for a full system replacement.
